ROCKLAND, Maine — Single-family homes assessed at more than $1 million were nearly unheard of in the city until this year.

But the frenzied real estate market of the past few years has resulted in a dramatic increase in the number of homes assessed at more than $1 million.

The preliminary figures from the revaluation by Vision Government Solutions for Rockland shows there are now nine single-family homes which will be assessed in excess of $1 million. This is up from one single-family home property last year.

The top assessed single-family property is a two-story home with a 3,829-square-foot footprint at 19 Samoset Road. The house was built in 2007 and had been the only home assessed in excess of $1 million before the current revaluation. The assessment for this property jumped from $1,131,700 last year to $1,453,300 for 2025.

The home is owned by a Jeffersonville, Indiana, couple. They also own three other homes on the Samoset Road with two of those permitted by the city to be non-owner occupied short-term rentals.

A home atop Dodge Mountain, at 11 Sunrise Summit, comes in as the second-highest assessed single-family home in Rockland at $1,270,800. This is more than double its previous assessment of $602,000. The home sits on nearly 7 acres at the highest elevation in Rockland with a one-and-a-half story home with a footprint of 2,615 square feet. This home has the distinction of having the highest sales price for a single-family home in Rockland at $1,743,640 in August 2023. The property is owned by a Portland couple.

Third on the single-family home assessment list is a two-and-a-half story, 1897-built home at 57 Samoset Road with a footprint of 2,257 square feet on slightly more than 1 acre. The property is assessed at $1,270,500, up from $910,000. The property is owned by a New York City resident.

Fourth is 85 Samoset Road with an assessment of $1,181,900, up from $892,900. The home sits on 2.2 acres.

The property at 16 Scott St. is assessed at $1,168,700, nearly double its assessment last year of $670,800.

The home at 7 Dodge Mountain Road is assessed at $1,085,900, up from $717,200.

The home at 21 Atlantic St. is assessed at $1,036,400, up from $643,100.

The single-family home property at 65 Pacific St. is assessed $1,013,000, up from $608,200.

And 65 Jameson Point Road is assessed at $1,011,800, nearly double its previous assessment of $568,200.
