
Buyer demand fueled a surge in Maine home sales in April.
Buyers closed deals on 942 homes in April, a 0.7 percent drop compared with the 949 sold in April 2024, according to the Maine Association of Realtors.
Meanwhile, the median sales price for a Maine home rose just over 4 percent to $400,000 compared with $383,000 in April 2024.
Jeff Harris, the president of the Maine Association of Realtors and a broker with Farmington-based Harris Real Estate, said Thursday that while home sales were down slightly year over year, they increased 11 percent over March.
“Listing activity has also picked up with 19 percent more homes on the market in April than March — that’s nearly 600 homes,” Harris said.
Meanwhile, national sales fell 1.4 percent year over year, while the median sales price rose 1.7 percent to $418,000, according to the National Association of Realtors.
In the Northeast, sales remained unchanged, compared with a year earlier, while the median sales price rose 6.3 percent to $487,400.
On the county level in Maine, the most significant increase in median home prices for the three-month period ending April 30 was in Hancock County, where it rose 12 percent to $397,500, compared with the same period last year. Waldo, Kennebec, Oxford and Lincoln counties also saw notable increases in sale prices, 9 percent, 7 percent, 7 percent and 6 percent, respectively. The highest median home price during that period was in Cumberland County, where it reached $560,000.
The median home price fell most sharply in Washington County, where it was down more than 12 percent. Aroostook had the lowest median home price overall ($140,600), down nearly 12 percent from the same period in 2024.
On the sales front, Waldo County saw the largest sales bump over the three-month period ending April 30, increasing nearly 71 percent. It was followed by Lincoln (18 percent), Penobscot (10 percent) and Cumberland (7 percent) counties. Sales fell most sharply for that period in Androscoggin County, where they are down 31 percent, followed by Sagadahoc (24 percent), Hancock (19 percent) and Piscataquis (16 percent) counties.
