Bangor’s first tiny home park is now open.

Bangor landlord Louie Morrison, who owns more than 300 rental units throughout the city and is one of the developers of the park, said Wednesday the community of 30 tiny homes is complete and taking applications for tenants.

The development is located in the former Martel mobile home park at 1337 Hammond St. Morrison named the development Randall Park after the project’s former contractor, Brett Randall, who died of cancer at age 52 before the development was finished.

Residents can move into the 320-square-foot homes as early as Dec. 1, Morrison said.

Morrison said he decided to create the tiny home park because he was tired of turning down potential tenants due to a lack of available rentals. Building tiny homes, he said, allowed him to bring 30 new, reasonably priced homes to the city in a short amount of time.

“I’m a true believer that everyone deserves a roof over their head,” Morrison said. “These homes are a real solution to a real problem.”

Though the development was completed months behind Morrison’s initial Spring 2024 completion goal, the tiny home park is the first of its kind in Bangor and brings 30 new units to a city desperately in need of more housing. A 2023 housing production needs study found the state needs roughly 38,500 homes to make up for historic underproduction.

Monthly rent for the tiny homes is $1,300 per month with water and sewer included. Tenants are responsible for electricity and internet costs. Each unit has a heat pump for heating and cooling the units, but no laundry facilities.

“Our goal was always to make this as affordable as possible,” Morrison said. “It’s a $4 million project, so $1,300 is what we need to break even.”

Each property has one bedroom, a full bathroom, stainless steel appliances, a small patio, some of which are covered, and one parking space in front of the home, according to a website where people can apply to rent a home. Some of the tiny homes have a loft space.

“Nothing inside of them is mini even though they’re tiny homes,” Morrison said.

Cats and small dogs are allowed with a $500 pet deposit and $50 fee, according to the website.
