Maine hotelier faces glampground foreclosure and more liens

A foreclosure auction has been scheduled for a Kennebunkport camping resort owned by a Maine hotelier who also owns resort properties on Mount Desert Island.

Sandy Pines Campground, a 47-acre, 268-site “glamping” resort located at 277 Mills Road in Kennebunkport, will be auctioned off March 5, according to a description of the property on Keenan Auction Company’s website.

Tim Harrington, the campground owner, also is facing more liens and legal complaints over unpaid contractor services for work done at the Asticou Hotel on Mount Desert Island, which re-opened last year after a $28 million renovation.

The scheduled campground foreclosure auction is the latest public setback for Harrington, who has a documented history of stiffing his contractors. Last year, after the renovation of the historic Asticou Hotel, Harrington was accused of shorting his contractors some $14 million in materials and services. As of late October, 11 separate contractors from seven counties had filed 13 liens against Asticou Hospitality LLC, the entity controlled by Harrington that technically owns the Asticou property.

Since then, three more liens have been filed with the Hancock County Registry of Deeds by different contractors in connection with the same project over unpaid bills. And four of the eleven contractors who already filed liens have since taken their complaints to court.

The hotelier was also accused of stiffing contractors during the renovation of Kennebunk’s rental cottage property The Wanderer in 2022. Sandy Pines, The Asticou Hotel, and The Wanderer are all part of Harrington’s Atlantic Hospitality group.

Keenan Auction Company will hold a preview of the Sandy Pines property Feb. 20 and 27 between noon and 2 p.m. The campground overlooks the Rachel Carson National Wildlife Refuge and offers campers both luxury and rustic accommodations.

A foreclosure affidavit from Bangor Savings Bank, Sandy Pines LLC’s lender, was filed Jan. 20 with the York County Registry of Deeds.

“We are actively working toward a resolution with the bank and are looking forward to the 2026 season at Sandy Pines,” Atlantic Hospitality marketing director Caroline DeBruyckere said. “We do not see an auction as the final outcome.”

Sandy Pines was last sold in 2018 and is currently assessed by the town for tax purposes at $2,177,600.

At least four of the companies that previously filed liens against Asticou Hospitality, which was formed in 2023 when Harrington bought the Asticou property for $7 million, have filed complaints in Hancock County Superior Court to try to recoup the money they are owed.

Carmel Electric Incorporated and Hammond Lumber Co. filed complaints with Hancock County Superior Court in mid-November 2025. King Construction Services, Inc. and M&S Enterprises, both construction companies, also filed complaints against Asticou in early December 2025. All four companies filed liens against the Asticou property before pursuing their legal claims in court.

Among the more recent liens filed against the Asticou is one from Air & Water Quality Inc., a water treatment supplier based out of Freeport. It filed a mechanic’s lien in mid-December 2025 against Asticou, claiming the company is owed $112,310, plus interest and costs, for labor performed at the Northeast Harbor hotel.

According to the lien, services were last provided on or about Sept. 26 of last year.

Eldredge Lumber & Hardware, Inc., a family-owned business serving York County since 1937, filed a lien against Asticou on Dec. 10, 2025, alleging Harrington’s company hasn’t paid $411,524 for services completed on or about Oct. 15 of the same year, according to Hancock County documents.

A third lien was filed Dec. 10 by Aquatic Development Inc., claiming they’re owed $40,717 for work completed on Asticou Hotel’s swimming pool and spa.
