A development firm that bought a parcel of woods and wetlands in Winterport last year is proposing to subdivide the property into house lots.

The town will hold a public hearing on April 16 on the proposed six-lot residential subdivision.

The subdivision, called Bernard’s Place, would be located on a 25-acre parcel of land on Goshen Road.

Homes would be subject to several covenants and restrictions, according to plans on file at the Winterport Town Office. No mobile homes or campers would be allowed, and all residential units would be required to be stick-built and of at least 1,100 square feet in size.

Portions of the proposed subdivision are in forested wetlands and a flood hazard zone, according to the plans, which also note proposed home sites in upland portions of the lots. If approved, the project would disturb about 1,900 square feet of wetlands, the plans show.

One of the lots contains an old borrow pit, which is similar to a gravel pit but can be used to extract other materials such as sand, dirt or clay.

The developer of the land is listed as Tada Enterprises LLC, which has an address in Winterport, according to information on the Maine secretary of state’s website. The corporation purchased the property in February 2025, according to the plans.

Tada Enterprises LLC would retain an approximately 4-acre lot that would not be included in the subdivision.

The public hearing is scheduled for 7 p.m. Thursday, April 16, at the Winterport Town Office.

Following the hearing next week, the Planning Board may close the hearing or continue it in order to request additional information, said Denise Gibbs, Winterport’s town manager. Once the hearing is closed, state law requires the board to issue a written decision within 30 days.
