Five homes in Hermon that range widely in size and price changed hands last month, and all of them sold for under their initial asking prices.
The properties had an average final sale price of slightly less than $293,000 — well under the median cost of a Hermon home, which Zillow placed at $354,000 as of February. The median price of a Maine house, meanwhile, sits just shy of $400,000.
Homes selling for above asking were typical years ago due to high demand and low inventory, but properties are now sitting on the market longer and buyers have more options. This often leads to price cuts and a more comfortable environment for prospective buyers.
186 Klatte Road, $135,000
Built in 1975, this two-bedroom, one-bathroom mobile home in Hermon sold on March 30 for $135,000.
That’s roughly $10,000 less than the property’s initial asking price of nearly $145,000. NextHome Experience listed the property in early February.
With more than 850 square feet of living space, the home sits on a roughly 1-acre lot in the Springbrook subdivision. The location on a quiet, residential road offers plenty of outdoor space while still being close to Hermon Pond and Jackson Beach.
308 Clark Road, $259,000
This newly built three-bedroom, two-bathroom ranch sits on slightly more than an acre and offers 1,810 square feet of living space.
The home closed on March 3 for $529,000, significantly less than its initial asking price of $599,000. NextHome Experience was the listing agency for the property.
The main living space of the split-level house features an open floor plan with a spacious kitchen, pantry and modern finishes. The primary bedroom includes a walk-in closet and a large bathroom with a soaking tub and shower.
In addition to a two-car attached garage, the property has covered porches on both the front and back of the house.
77 Billings Road, $335,025
This three-bedroom, two-bathroom ranch is perched on a roughly 1-acre corner lot just down the street from the local middle school and around the corner from Hermon High School.
The home was first listed with ERA Dawson-Bradford Co. in October 2025 for slightly less than $350,000. The house sold on March 27 for roughly $335,000.
Built in 1967, the home offers more than 1,800 square feet of living space with a large tiered back deck, detached two-car garage and a walk-out basement.
In addition to offering single-floor living, the home features an eat-in kitchen, hardwood floors and a wood-burning fireplace in the living room.
999 Fuller Road, $120,000
This 992-square-foot mobile home has three bedrooms, one bathroom and sits on an open 1-acre lot.
Built in 1974, the property includes a detached one-car garage with an automatic door opener and an attached shed, offering additional storage space.
With French doors leading to the backyard, the home has plenty of outdoor space while still being a roughly 20-minute drive from downtown Bangor.
The house was first listed by True North Realty, Inc. in December 2025 for $145,000, but it closed on March 5 for $120,000 — $25,000 under its asking price.
7 Beech Ridge Drive, $615,000
With more than 3,200 square feet of living space, this custom-built house sits on more than 2 acres on a quiet cul-de-sac, but is less than three miles from local public schools.
The colonial-style home was first listed for sale in September with an asking price of $625,000, according to property records. True North Realty, Inc. sold the property on March 2 for $615,000.
Built in 2003, the four-bedroom, three-bathroom house has several attractive amenities, including an attached three-car garage, a spacious bonus room, a dedicated home gym and a large back deck.
