This section of the BDN aims to help readers understand Maine’s housing crisis, the volatile real estate market and the public policy behind them. Read more Housing coverage here.

For years, Maine’s most rural county has seen the most homes sold per capita in the state, and real estate still changes hands in the middle of winter.

More than 300 homes in Piscataquis County sold last year, marking a more than 13% increase from the year before, according to the Maine Association of Realtors.

The median price of a home in the region also rose slightly to $230,000 in 2025. That’s still nearly half the price of an average home in Maine.

Here are four homes in Piscataquis County that sold in the first month of 2026, which have an average sale price of roughly $303,500.

This three-bedroom, two-bathroom home in Sangerville sold on Jan. 8 for $410,000. That’s significantly less than the home’s original asking price of $475,000 when it was listed in May.

With nearly 2,500 square feet of living space, the home sits on more than 26 acres that offers access to trails for snowmobiling, cross-country skiing, snowshoeing or other outdoor activities.

Listed by Better Homes and Gardens Real Estate The Masiello Group, the property includes two detached garages, each of which has two bays and additional room to hold a workshop or storage space.

The two-story main home, built in 1973, offers an open floorplan with custom cabinets, new flooring, a large kitchen and a sizable deck, among other features.

The brand new three-bedroom, two-bathroom house, listed by Realty of Maine, offers updated appliances, a large laundry room and a spacious master suite.

The nearly 3-acre property comes with an oversized two-bay garage with additional space for other vehicles or gear. The home is within walking distance of recreational trails and the Piscataquis River.

The previous owner updated the property’s septic system, poured a new slab foundation, ordered a new model home and lived there briefly before buying their dream house a few miles away, according to the listing.
