Maine home sales closed out the year strong in December, rising nearly 12% over the previous December.
Buyers closed deals on 1,324 homes in December, an 11.8% bump, compared with the 1,184 sold in December 2024, according to the Maine Association of Realtors.
Meanwhile, the median sales price for a Maine home fell about 3.7% to $385,000, compared with $400,000 in December 2024.
That marked a strong rebound from November, when home sales slumped sharply in part due to the 43-day U.S. government shutdown, which saw numerous federal mortgage programs grind to a halt and a spike in consumer uncertainty.
At the same time, Maine closed out the year with a 4.8% year-over-year increase in home sales and a 3.8% annual increase in the median sales price, bucking the national trend of home sales remaining mired at a 30-year low.
Judy Oberg, the president of the Maine Association of Realtors and an associate broker at family-owned Oberg Insurance & Real Estate Agency in Bridgton, attributed the state’s sharp turnaround last month to a solid stock of homes on the market. She noted that Maine has seen listings increase for 28 consecutive months.
“Demand remains high moving into the new year as buyers anxiously wait for homes to come onto the spring market. Conditions are favorable and they’re ready to purchase,” Oberg said in a Wednesday statement.
Meanwhile, national sales rose a more modest 1.8% in December, while the median sales price nudged up 0.2% to $409,500, according to the National Association of Realtors.
In the Northeast, sales fell 1.9% in December, compared with a year earlier, but the median sales price rose 3.7% to $496,700.
On the county level in Maine, the most significant increase in median home prices for 2025 was in Oxford County, where it rose 7.9% to $339,950, compared with 2024. Androscoggin and Washington counties also saw notable increases in sale prices for the year, 7.7% and 6.4%, respectively. The highest median home price during that period was in Cumberland County, where it reached $590,000.
The median home price fell in Sagadahoc (2.2%), Knox (1.1%) and Franklin (0.3%) counties for the year. Aroostook had the lowest median home price overall ($168,000).
On the sales front, Lincoln County saw the largest sales bump in 2025, increasing 18.5%. It was followed by Waldo (16.6%) and Piscataquis (13.1%) counties. Sales fell most sharply last year in Androscoggin (7.3%), Franklin (1.9%) and Knox (1.9%) counties.
