
Maine’s real estate market tends to slow down in the winter, but that doesn’t mean sales stop altogether.
These five properties in Bangor sold in the midst of the holiday season. With an average sale price of $534,000 — nearly double the price of an average home in the Queen City — they illustrate what buyers are looking for.
Local agents from ERA Dawson-Bradford Co. sold all but one of these properties, most of which are single-family houses. The Essex Street home was sold by NextHome Experience.
58 Brighton Ave.

Located off Outer Ohio near Bangor’s Cape Heart neighborhood, this newly built ranch offers more than 1,600 square feet of living space on a nearly .3-acre lot.
The three-bedroom, two-bathroom home was initially listed for $495,000 but sold on Dec. 23 for $465,000.
Aside from an attached and heated two-car garage, the house’s other features include 10-foot ceilings, radiant floor heating, a spacious back deck, granite countertops and other modern finishes.
290 French St.

This 1912 home in Bangor’s Broadway Historic District sold on Dec. 29 for $580,000, slightly less than its initial asking price of $595,000.
The four-bedroom, four-bathroom house sits on a nearly .3-acre lot and offers more than 3,800 square feet of living space, including a finished basement. The fenced-in lot also has a one-car garage.
The home was designed by Peabody & Stearns, the same architectural firm behind the Bangor Public Library, and has been maintained over its more than 100-year life. The house offers historic touches, such as stained glass windows and french doors, with modern additions, including granite countertops and updated appliances.
64 Cedar St.

Built in 1880, this more than 5,000-square-foot multifamily building on the corner of Cedar and Second streets holds five units ranging in size from one-bedroom to three-bedrooms.
The .2-acre lot also holds a six-unit storage building and space for tenants to park. More recent updates to the building include an added deck, an updated kitchen in one of the units and refinished hardwood floors in certain areas.
The building sold on Dec. 12 for $440,000, just under its original asking price of $445,000. With tenants in place, the building was listed as an investment opportunity for the new owner.
154 Pearl St.

Nestled in Bangor’s Tree Streets neighborhood, this .15-acre lot on Pearl Street was listed for $45,000 but sold on Dec. 15 for $39,000.
Located around the corner from Bangor’s William S. Cohen School and a two-minute drive from Northern Light Eastern Maine Medical Center, the land is cleared, has public sewer and water access and ready to be built upon.
1366 Essex St.

With more than 5,800-square feet of living space, this four-bedroom, six-bathroom sold on Dec. 12 for $1.1 million.
Completed in 2021, the property along Outer Essex includes nearly 15 acres and an attached and heated three-car garage, a spacious back patio and a swimming tub. Another detached garage on the property offers an additional 1,836 square feet of living space, which could be used as a recreation space or studio apartment.
The main home’s other features include a finished basement, marble countertops, a whole-house generator, a walk-in closet and ensuite bathroom off the primary bedroom.
