A sprawling hotel complex across the street from Long Sands Beach in York will be auctioned next month due to foreclosure.
The Sea Latch Inn on Long Beach Avenue has 82 units spread out across 13 buildings on a roughly 2-acre property. The foreclosure auction is slated for 11 a.m. on Tuesday, Dec. 2 and will be managed by Keenan Auction Company based in Portland.
A foreclosure auction happens when the owner of a property fails to make mortgage payments on it and the lender repossesses it. The property is then awarded to the highest bidder in a public auction.
While the hotel is one of many inns, motels and other accommodations that line the shore in York, the auction presents an opportunity for anyone to get their start in the hospitality industry for potentially far cheaper than the property is valued at.
The Sea Latch Inn is comprised of one-, two- and three-story buildings with hotel rooms as well as six individual cottages guests could rent. The complex also has an outdoor in-ground pool and parking lot, according to the online listing from Keenan Auction Company.
The hotel was built in 1960 but underwent renovations in 2014. The property sits roughly 2 miles south of Nubble Lighthouse.
Bob and Peggy Poulin owned the inn for 41 years before selling it to Sonny and Taylor Perkins in 2021, according to the business’ website.
State and municipal legal documents show Beach House LLC, which owns the property, has had a tumultuous financial history in the years since the Perkins family bought the Sea Latch Inn.
Unresolved liens against the LLC from unpaid local and state taxes begin in December 2022 and amount to at least $85,000, according to documents in the York County Registry of Deeds.
A lien is a court-ordered claim against someone’s property or assets that are placed to ensure a debt is paid.
A Maine superior court judge appointed a third-party trustee to manage the company’s finances on Oct. 10, 2024. The judge found that there is a minimum of $459,255 owed to Gammon LLC, which brought the legal proceedings against Taylor Perkins and Beach House LLC.
The buildings and land have an appraised value of slightly less than $5.3 million, according to town records. The hotel will be sold together with all food service equipment, furnishings and electronics on the premises, according to Keenan Auction Company.
A message seeking comment from the Sea Latch Inn owners was not returned.
