A renovated carriage house bathed in natural light in East Boothbay is for sale for nearly $1.3 million.
The single story home on Murray Hill Road sits on a roughly half-acre lot and has one bedroom, one bathroom and 1,300 square feet of living space.
The owners — one of whom is an interior designer — bought the former carriage house six years ago and fully renovated it in 2021, according to Randy Miller of Sotheby’s Legacy International Realty, the listing agent for the home.
The home has an open concept design with a spacious kitchen, modern appliances, heat pumps and a large master suite with a walk-in closet.
Perhaps the most striking feature of the home is the wall lined with French doors that let in plenty of natural light and give views of a large yard and nearby pond with an island in the middle, Miller said.
“The quality of work inside is amazing,” Miller said. “When you look at it you think, ‘Wow, that’s unique and in great condition too.’”
With an asking price of slightly less than $1.3 million, the home is nearly two times the cost of an average home in East Boothbay, which rested at $656,756 as of Monday, according to Zillow. The median home price for the community has fallen from a record high of $702,000 in late 2024, but still exceeds the statewide average, which is roughly $412,000.
The owners also own a house and guest house across the street and use the renovated carriage house as a rental property, Miller said. While the house could continue being a rental property and give the buyer a source of income, the new owners could use it as a summer cottage or a year-round home.
For those with a boat, the home is a short walk from the Murray Hill Public Boat Launch, as well as local stores, restaurants and other amenities, Miller said.
“It’s centrally located and within walking distance of anything you could need,” Miller said. “The East Boothbay General Store is a five-minute walk down the street.”
Though the home has only one bedroom, the attached garage could easily be converted into additional bedrooms or office space, Miller said. Buyers also have the option to purchase the property furnished.
