An undeveloped acre overlooking the Penobscot Narrows Bridge is for sale for nearly $400,000.
The 0.98-acre plot sits off Switzer Spring Road in Prospect, which is partially paved before becoming gravel closer to the property, according to Crystal Harlan of NextHome Experience, the listing agent for the property.
The cliffside site offers sweeping views of the Penobscot River and the Penobscot Narrows Bridge, which holds the tallest public bridge observatory in the world.
“I think the land speaks for itself,” Harlan said. “People pay to go up in the [bridge] tower to look at that view.”
The property is also adjacent to Fort Knox, which was built in 1844 to protect the Penobscot River Valley from potential invasions by the British navy. The structure was the first and largest granite fort built in Maine, but never saw combat. It’s now a historic site as part of the Fort Knox State Park and offers visitors access to the Penobscot Narrows Observatory.
The owner bought the land several years ago intending to develop it but later decided against it, the listing agent for the property said. However, the owner also discovered it was grandfathered, meaning it can be built upon, as long as local officials approve the plans.
The land, which is listed on Maine Listings, Zillow and Facebook Marketplace, sits in a heavily wooded area that has been partially cleared and landscaped, Harlan said, but it still needs a well for water and a septic system. There is power nearby that a future home could connect to, she said.
The land alone is slightly more expensive than the cost of an average home in Waldo County, which now sits at nearly $399,100.
“It’s all about location and this is definitely one of those properties where you’re buying your view,” Harlan said.
The owner believes the area once held a water company, “so I don’t think anybody would have to dig a very deep well,” Harlan said.
Harlan believes the land was once owned by the paper mill across the river in Bucksport, which closed permanently in 2014.
